Am I required to make my property available to Section 8?

Are you licensed?
Every employee is a licensed Realtor, as well as every agent at Metes and Bounds. We ensure that our agents and staff are up to date on all continuing education and are members of the National Association of Realtors, Atlanta Realtors Association, and the Georgia Association of Realtors. -
Can I reach you after hours?
Metes & Bounds Realty is available 24/7. In cases of emergency, we will also be available to travel to your property. -

Do I get to see the lease or sign it?
Our owners have access to all documentation and forms. The owner can sign the lease, as well as the property manager. The owner's preference for who signs is taken into consideration and applied. -
Do you sell real estate too?

How and when do I get my checks?
Owners receive their payments once we receive the rental payment and verify the funds. Owners can complete the Authorization for Direct Deposit form or we can send a check. Depending on which payment option an owner chooses, determines how long the payment will take to deliver. -
How is rent collection handled?
We collect rent through our online platform. We also accept certified funds and money orders. Metes and Bounds is always looking to make more payment options available for our tenants. -
How long of a lease do you sign?
We typically sign a lease with a minimum of 12 months and a maximum of 24 months. Metes and Bounds takes the owners opinion and puts it into effect. -
How much security deposit do you charge the tenant?
We typically collect a security deposit that is equal to the amount of rent. Sometimes, the security deposit amount can be increased, due to an applicant being deemed "high-risk". -
How soon can you start managing my property?
ASAP. Metes and Bounds prides ourselves with being very quick to respond to interested owners. Once we get all of the paperwork in, we can begin management as soon as requested by the owner. -
What type of properties do you manage?
Metes and Bounds specializes in single-family and small multi-family residences; however, we have managed larger apartment complexes. -
What type of reports do I get and how often?
Through the Owner Online-Portal, owners can see their monthly, quarterly, and yearly statements. They also have available more specialized reports that they can customize. -
Who holds the tenant security deposit?
Metes and Bounds has a Security Deposit Trust account that holds security deposits. We also give owners the option of holding the security deposits.
